Delivery Policy

At Modular Spaces, we deliver our products throughout South Africa. Delivery services are available for shipping containers, portable buildings, container homes, container pools, guard houses, ablution units, and other modular structures.

Delivery Areas

We offer delivery nationwide across South Africa, including major cities, towns, farms, industrial sites, and remote locations where access permits.

Delivery Costs

Delivery charges are calculated separately and are based on:

• Delivery location

• Product dimensions and weight

• Site accessibility

• Offloading requirements

• Crane or lifting equipment requirements (if applicable)

A delivery quotation will be provided before an order is confirmed.

Delivery Timeframes

Estimated delivery times are:

• Standard Containers: 3 – 14 business days

• Modified Containers: 2 – 8 weeks

• Portable Buildings & Cabins: 2 – 8 weeks

• Custom Projects: Subject to project specifications and manufacturing schedules

Delivery timeframes are estimates and may vary due to weather conditions, supplier delays, road conditions, public holidays, or circumstances beyond our control.

Site Access Requirements

Customers are responsible for ensuring:

• Safe and adequate access for delivery vehicles

• Sufficient space for offloading and positioning

• Compliance with local municipal requirements

• Suitable foundations or prepared installation areas

If delivery cannot be completed due to inadequate access or site conditions, additional transport or redelivery charges may apply.

Inspection Upon Delivery

Customers must inspect products upon delivery and notify Modular Spaces immediately of any visible damage, shortages, or discrepancies before signing the delivery documentation.

Return Policy

Due to the nature of our products, returns are subject to the conditions outlined below.

Standard Stock Products

Unused standard stock products may be eligible for return within 7 days of delivery, subject to:

• Prior written approval

• Product being in its original condition

• Product not having been modified, installed, or used

Approved returns may be subject to a handling and restocking fee.

Custom-Made Products

Custom-built, modified, made-to-order, branded, or specially manufactured products cannot be returned or refunded once production has commenced, except where required by South African consumer protection legislation.

These include but are not limited to:

• Container homes

• Modified containers

• Portable cabins

• Container pools

• Custom office containers

• Special-order units

Damaged or Defective Products

If a product arrives damaged or contains a manufacturing defect, customers must notify Modular Spaces within 48 hours of delivery and provide supporting photographs.

Upon verification, we may:

• Repair the product

• Replace the product

• Provide a refund where appropriate

Cancellation of Orders

Orders may be cancelled before production or preparation has commenced.

Where costs have already been incurred, an administration fee and any direct costs incurred may be deducted from any refund.

Refund Processing

Approved refunds will be processed using the original payment method where possible.

Refunds are generally processed within 7 – 14 business days after approval.

Consumer Rights

Nothing in this policy limits any rights afforded to consumers under the Consumer Protection Act 68 of 2008 of South Africa.
